Listing Agreement


Once you’ve decided to work with Stacy Eder to market and sell your property, you will enter into a written, legally binding contract called a listing agreement. Stacy uses the California Association of REALTORs® (CAR) Residential Listing Agreement (Exclusive Authorization and Right to Sell). This standard form stipulates all agreement terms, including listing price, listing time period, broker's commission and more. It also informs you of any issues and legal requirements.

There is another type of agreement - the Exclusive Agency Listing Agreement, another CAR standard form. It generally has the same provisions as the Residential Listing Agreement. The primary difference between the two standard forms is that the Residential Listing Agreement specifies that the seller's REALTOR® will receive a commission on the home's sale regardless of how a buyer is located. Whether through the seller's REALTOR®, another REALTOR®, the seller's initiative or any other means.

By contrast, the Exclusive Agency Listing Agreement requires that the seller's REALTOR® will only be paid if the buyer is procured by the seller's REALTOR® or another REALTOR®.
